Short Sales...The Formula:  

Educated Agent + Patience = Success

Short sales are still here - some areas have seen a break from them, but others are riddled with them. It's important to be well-versed in all facets of short sales, including what the banks will and will not do. This may be in conflict with what the Buyers want. My job is to educate the Buyer's Agent to ensure that their offer falls within the banks' guidelines. Some markets will be saturated with short sales for the next several years.  In order to have success - whether you're the owner or a Buyer - it's critical to have an agent who is not "just" an agent.  You need someone knows all of the dynamics of a short sale, what it entails, how best to work with negotiators and present the best package to the bank that will ensure a successful closing. As a Certified Distressed Property Expert (CDPE), I have gone through intensive training to become an expert at the nuances and "hidden" details that most are unaware of.  I can answer any questions you may have on the Buying or Selling end.
